1. About these terms

These Terms and Conditions apply to all enquiries and stays at Punta Prima Suite (the Property), located at Av. de las Olas, 27, 03189 Torrevieja, Alicante, Spain.

By submitting a booking enquiry, accepting a quote, signing the rental agreement, or staying at the Property, you agree to these Terms and Conditions.

These Terms are provided for clarity and transparency. The final booking is confirmed only once we have received the signed short-term rental agreement and the required payments.

The property is let as an entire urban property for non-tourist short-term use under a seasonal rental agreement for a fixed temporary stay of 11 nights or more.
This agreement does not grant habitual residence rights and does not constitute a tourist accommodation contract.

2. Short-term residential stays

Horizon Punta Prima is offered as a short-term residential stay, not a hotel service or tourist holiday rental.

  • Minimum stay: 11 nights
  • The Property is intended for quiet, respectful residential use.
  • Parties, events, and large gatherings are not permitted.

If your requested stay does not meet the minimum nights requirement, we may decline the enquiry.


3. Booking enquiry and confirmation process

A booking enquiry does not guarantee availability.

The booking process is:

  1. You submit an enquiry with your dates and details
  2. We confirm availability and send a personalised quote
  3. If you wish to proceed, we provisionally reserve the dates
  4. We send the short-term rental agreement and payment details
  5. Your booking is confirmed once we receive:
    • the signed agreement, and
    • the required payments

We reserve the right to refuse an enquiry at our discretion, including where information is incomplete or the stay is not suitable for the residence.


4. Pricing, seasons, and what is included

Prices vary by season and are quoted based on your dates and length of stay.

High Season: 15 June to 15 September (swimming pool open)
During this period, high-season rates apply.

Your quote will include:

  • accommodation cost for the stay
  • any longer-stay discounts (if applicable)
  • cleaning fee
  • refundable security deposit
  • utilities policy (fair usage)

Rates shown on the website are guide prices. The final total is provided in writing in your quote.


5. Payments

The payment schedule will be shown in your quote and rental agreement.

Unless otherwise stated, booking payments typically include:

  • a reservation payment to secure the dates, and
  • the balance payment due before arrival

Payments must be made by the method stated in your booking confirmation.

If payments are not received by the deadlines stated, we may cancel the provisional reservation.


6. Security deposit and damages

A refundable security deposit is required for all stays. The amount will be shown in your quote (typically €300).

The deposit is used to cover:

  • damage to the apartment or contents
  • missing items
  • excessive cleaning
  • breaches of these Terms

The deposit is refundable after check-out, subject to inspection and no issues arising. If deductions are required, we will provide a summary.


7. Cleaning

A one-off cleaning fee applies per stay and will be included in your quote.

Guests are expected to leave the apartment in a reasonable condition.

If the apartment is left in an unreasonable state, an additional cleaning charge may be applied.


8. Utilities and fair usage

Utilities are included under a fair usage policy.

Fair usage means normal residential consumption for the number of guests booked. If excessive usage occurs, additional charges may apply. Where applicable, this will be explained clearly in advance.


9. Occupancy and guests

The Property is available only for the number of guests stated in the booking.

  • Maximum occupancy will be confirmed in your quote and agreement.
  • Visitors who are not part of the booking are not permitted without prior written approval.

If occupancy rules are breached, we may require immediate departure without refund.


10. House rules

To protect the residence and ensure a calm environment:

  • No parties, events, or loud music
  • Quiet enjoyment is expected, especially at night
  • No smoking inside the apartment
  • Pets are only permitted if agreed in writing before booking
  • Respect neighbours and communal areas at all times

A full set of house rules will be provided prior to arrival and forms part of your rental agreement.


11. Swimming pool and communal areas

The swimming pool and gardens are communal areas managed by the residence.

  • Pool open period: typically 15 June to 15 September
  • Access is subject to residence rules and safety guidelines
  • Pool opening dates and hours may change due to maintenance, safety, or community decisions
  • No phones are permitted inside the swimming pool area (but are allowed in the garden)

Pool availability is not guaranteed outside the stated high-season period.


12. Check-in and check-out

Check-in and check-out details will be provided before arrival.

  • Standard check-in and check-out times may apply
  • Early check-in or late check-out may be possible depending on availability and may incur an additional fee

Guests must vacate the property by the agreed time.


13. Cancellations and changes

Cancellation terms will be stated in your quote and in the rental agreement.

If you need to change your dates:

  • Contact us as soon as possible
  • Changes are subject to availability
  • Price differences may apply due to season changes or length of stay

We recommend guests arrange appropriate travel insurance.


14. Maintenance and access

We may need access to the Property during your stay for:

  • urgent repairs
  • essential maintenance
  • safety issues

We will make reasonable efforts to provide notice except in emergencies.


15. Liability

Guests stay at the Property at their own risk.

To the maximum extent permitted by law:

  • We are not liable for loss or damage to personal belongings
  • We are not liable for injuries arising from misuse of the Property or communal areas
  • We are not liable for disruptions outside our control (utility outages, weather events, community decisions)

Nothing in these Terms limits liability that cannot be excluded under applicable law.


16. Privacy and data

We collect and use personal information only to manage enquiries and bookings.

We do not sell personal data. For more details, please refer to our Privacy Policy.


17. Governing law

These Terms and Conditions are governed by the laws applicable in Spain. Any disputes will be handled in accordance with applicable legal procedures.
